The Process

1. Properties will be sent along with addresses and suggested investment (flip v. rent)

2. An estimated rehab bid will be sent to better understand the cost on the property; additionally the home will be inspected to ensure no structural damage or major rehab.

3. Contracts sent to you

4. Contracts returned with Earnest Money Deposit of $1000 per home

5. Offer presented to Bank

6. Final Rehab Bid completed and sent within 48 hrs

7. Title work ordered

8. Wire down payment for rehab = 50% of total rehab cost upon approval of bid

9. Close of escrow on the properties will take place within days

10. Property management agreement (if applicable), Tenant found, and lease sent

11. Upon completion of rehab, the remaining 50% of balance due
